Being the first multi-residential build in Cottesloe for 30 years, Australian Development Capital identified the significance of the site and approached award-winning Banham Architects to create a concept that embodies its location, and making the most from the landscape.
We sat down with Steeg Banham the Principal architect to discuss this once in a generational project.
There are so many strong and unique aspects to appreciate in this build.
From the vision, design, choice of materials to the attention in workmanship by its builder Adrian Zorzi.

For around nine years Australian Development Capital has been developing premium investment builds. We also spoke to Hammersly about this unique property.
In your opinion what are some of the essential components a development needs to be significant now and timeless for the future?
Any development, whether residential or commercial in nature, needs to respond to the attributes of its immediate environment and the needs of its target market – we believe Overton Terraces has fulfilled this.
As this was such a rare opportunity to build in Cottesloe what was your vision for the site?
When we identified the opportunity to acquire the land, we knew it was a once in a generation opportunity – an elevated site, with context and contours that can accommodate a residential scale development that captures views of both the Indian Ocean and the Cottesloe Civic Centre.
As the developer, our role is to identify the opportunity and bring the appropriate partners to the table to deliver on our vision for the site. Banham Architects and Adrian Zorzi Builders were the perfect partners for this project and they have delivered on the brief, creating spectacular beachfront residences with impeccable attention to detail.
What conceptually did Banham present that captured your imagination?
When we initially discovered the site we asked Gary (Banham) to visit the property and provide some initial thoughts on the style of product that we were envisaging – as he does, Gary quickly sent back a watercolour sketch that we were immediately drawn to, with a minimalist design that cascaded down the site (refer attached).
Gary and Steeg’s design is a direct response to the location – neutral tones, clean lines, seamless transition between indoor and outdoor living spaces, and the highest level of finish and attention to detail ever delivered for a project of this nature in Cottesloe. Each residence is unique, with no two floor plans the same. The architect selected Portuguese limestone as a key feature of the internal and external spaces of the project, which has come up beautifully in this location.
Do you develop and build with a particular client in mind?
Based on our research and knowledge of the area, we identified that there was significant supply constraint in Cottesloe of high-quality apartment product and subsequently pent-up demand from buyers. It has been particularly well received by existing Cottesloe residents who want quality accommodation options that enable them to move out of their existing homes and remain in the Cottesloe community.
What are you most proud of after completing this develop?
We are certainly proud of the quality of the product that has been delivered for this location, but we get the most satisfaction from the positive responses we have received from residents that have now moved into their new homes and also the local community.
